California’s abundant natural beauty can turn deadly when combined with warm, dry, windy weather. Now that Spring is here with Summer quickly approaching, it is important to take preemptive measures against wildfire.

As a homeowner, there are several actions you can take to protect your home from wildfires:

• Create a defensible zone around your home. Your local fire department can help.
• Using roofing resistant materials that are rated Class A. Common Class A roof covering includes asphalt fiberglass composition shingles, concrete or clay tiles, and steel or copper tiles. Screen all openings created by vents and roof materials. Keep roof and gutters free of debris.
• Landscape with fire-resistant plants.
• Make sure firefighters can see your address.
• Have an evacuation plan family members can follow, and don’t just talk about it, practice it.

If you’re ready to start the hunt in earnest, your next step is to get pre-approved for a loan. Most sellers, including all REO and short sale sellers, will not review an offer without a loan pre-approval, and many real estate brokerages require pre-approval in order to work with you. There are two ways to go—quick, or in-depth. You can get a quick pre-approval from your regular bank or credit union if you’re not sure which lender or mortgage plan you’ll be using. If you do know your specific lender and mortgage, go with the in-depth. With either process, you’ll need to fill out a loan application and submit it along with the following information: Work History, Credit Rating and History, Total Debt, Down Payment amount available, Investments and Other Assets and Residence History for Previous two Years. The amount of documentation will vary by Lender, this is just a general rule of thumb.

Let’s assume your application passes muster, and you’ve been pre-approved—congratulations! Don’t go too crazy celebrating though: If you make major changes to your credit, debt, or assets after pre-approval, but before you secure a loan, you could jeopardize your chances of getting any mortgage at all. Lenders commonly re-check your credit within five days of your home purchase closing, and any significant changes to your score may put the kibosh on your loan.

With more Homeowners leasing their homes, the Rent Rite Directory might be a useful tool. First launched in Dallas by real estate entrepreneurs in July of 2010, this growing database is now available nationwide. RRD provides comprehensive, detailed background checks on prospective tenants, including incident reporting, credit history, and criminal background checks.

The free incident-reporting system tracks a tenant’s previous dwelling history, including skips, evictions, on-property criminal activity and proxy-renters (those who sign leases on behalf of tenants otherwise unqualified to rent). The more comprehensive check runs $16 for a standard package and $36.50 for a premium package.

Until recently, if you had a complaint, you had to take your chances appealing to the credit card company itself. Now the Consumer Financial Protection Bureau has opened a one-stop complaint center for all credit card related issues.

To register your complaint, go to CFPB’s home page. There you’ll find a simple form that asks you to describe what happened and to categorize your complaint from a menu of about 30 items, such as “billing disputes” and “credit line increase/decrease.” You’ll also be asked how much money you lost (if any), when the incident occurred and what you have already done to resolve the problem.

Next, you’ll be asked to describe the outcome for your problem that you think would be fair, and for your contact information. Expect written confirmation from the CFPB, which will forward your complaint to the card issuer.

Once you have registered your complaint, you can check its status online. If the issuer does not respond in a timely manner and resolve the complaint satisfactorily, and the CFPB receives a number of similar complaints, it will likely launch an investigation. It’s too soon to tell how well this complaint process will work, but seems like a step in the right direction.

The last two days have been lousy with traffic. I mean, really bad. If I were to theorize why the roads have been so packed I would assume it has something to do with the holiday season. It seems like every year around this time the city starts to grow to an extreme bustle and by Thanksgiving day, the traffic is close to nil. However, my theory could be far from the truth so don’t go off my word.

In the midst of all the activity I stumbled upon a free app called Inrix Traffic which provides real-time traffic maps, traffic forecast, accident and incident reports for every interstate, highway and major arterial and city street. It’s much better than the standard traffic report on the latest iOS so give it a try. It might save you from another headache this season.

Dracula Drool: This vile vial gets bonus gross-out points for its graphic name. It’s not just blood, it’s hemoglobin-stained saliva that dripped off the Count’s slobbering fangs.

With its microwave instructions to heat to 98.6°F and transfusion bag packaging, we give this an A(Rh)+ for commitment.

Body Parts Sushi: There’s something about eyeballs, fingers, and ears topping seaweed-wrapped rice that gives us an extra kick of queasiness. Associating hacked body parts with customary fare legitimizes cannibalism in a way that puts us ill at ease. Also, the list of ingredients includes the word “pork.” Wretch. Comes with chopsticks.

4 changes to upcoming FHA loans

As you may know, unless Congress extends the expiration deadline, Federal Housing Administration (FHA) loan limits set in 2008 will drop significantly beginning October 1. Congress raised the loan limit amount in response to the housing crisis to help spur the homebuying market. FHA loans offer borrowers very competitive rates and terms, and they only require a 3.5% down payment. Allowable debt ratios are higher than the typical debt-ratio limits imposed for conventional loans, and there are no income limit qualifications, so more people can qualify for them.

If the loan limit drops on October 1, many California homebuyers will face higher down payments, higher mortgage rates and stricter loan qualification requirements. Borrowers seeking larger mortgages will have to apply for conventional loans or jumbo loans, which may be subject to higher interest rates and down payments. Here are four things you should know to help your clients now.

1. LOWER LOAN LIMITS. The conforming loan limit determines the maximum mortgage amount that FHA, Fannie Mae and Freddie Mac can buy or guarantee. If your client wants to stay under the current loan limits, then encourage them to purchase now and close by September 30th.

2. DROPS BY COUNTY. Under the new FHA loan limits, some counties will see significant drops in their loan limits. San Diego County will experience a $151,250 drop, Sonoma County a $141,550 reduction, while Orange and Los Angeles Counties will drop by $104,250. 3. JUMBO LOANS. The current FHA loan limit is $729,750. After October 1, that limit may drop to $625,500. Mortgage loans higher than that amount will be considered non-conforming jumbo loans, which typically have rates that are 0.875% to 1.5% higher than conforming rates, depending on the loan product, and require higher down payments.

4. MORE STRINGENT REQUIREMENTS. FHA loan requirements may allow for lower credit scores. So an applicant with a lower FICO score can still qualify for an FHA loan, even if they can’t for a conventional loan. Your clients may be able to obtain an FHA loan three years after defaulting or having a loan foreclosed.
